PCS to Patrick Space Force Base — Brevard County, FL

Overview

Patrick Space Force Base sits just south of Cocoa Beach on Florida's Space Coast, and it's one of the more unique assignments you'll get in the military. This isn't just another base near a mid-size city — you're operating in the backyard of American space history. Space Launch Delta 45 is the host unit, and the 920th Rescue Wing also calls Patrick home. The base hugs the Atlantic coastline in Brevard County, which means your commute to work might literally pass a rocket launchpad. The weather is warm, the pace outside the gate is relaxed, and most families who PCS here end up wishing their orders were longer.

BAH & What It Covers Here

Your 2026 BAH rates for Patrick SFB are listed below. These are Brevard County rates, and they reflect a real housing market — not a cheap one, but not unworkable either.

RankWith DependentsWithout Dependents
E-5$2,502/mo$2,037/mo
E-6$2,883/mo$2,163/mo
E-7$2,907/mo$2,331/mo
O-3$2,922/mo$2,742/mo
O-4$3,108/mo$2,883/mo

A few things worth knowing: Florida has no state income tax, which quietly helps your budget more than people realize. Whether your BAH stretches comfortably or feels tight depends heavily on which town you land in, what size home you need, and whether you're renting or buying. I'll cover both below.

Where Families Live & Commute Times

Most Patrick families don't live on the beach — they live near it, in the communities that string along A1A and inland toward I-95. Here's a practical look at where people actually settle and how long the drive takes.

  • South Patrick Shores — 4.1 miles, about 11 minutes. As close as it gets without being on base. Popular with families who want a short commute and a quiet neighborhood feel.
  • Satellite Beach — 4.9 miles, about 11 minutes. A tight-knit beach community with a strong military presence. Feels like a small town.
  • Cocoa Beach — 6.1 miles, about 12 minutes. Iconic address, walkable to the ocean, more of a resort-town vibe. Great if that suits your lifestyle.
  • Palm Shores — 7.5 miles, about 13 minutes. Quieter, slightly more inland. Good option if you want a little more space.
  • Indian Harbour Beach — 7.2 miles, about 16 minutes. Solid suburban feel, popular with families. Worth a look.
  • Viera East — 13.2 miles, about 21 minutes. The longest commute on this list, but Viera is a master-planned community with newer construction and strong schools. Some families make the trade-off happily.

For specific neighborhoods, what to avoid, and where your dollar goes furthest right now — that's a conversation, not a paragraph. Reach out and I'll connect you with a local agent who works with military families every day.

Schools

Brevard County has a range of public school options, and quality does vary by area — which is another reason where you rent or buy matters. Don't guess; look it up and compare:

Things to Do & Area Life

The Space Coast earns that name. Living near Patrick means you can watch rocket launches from your backyard — and after a while, your family will still stop what they're doing to go watch. The Kennedy Space Center Visitor Complex is practically a neighbor, and the Vehicle Assembly Building at Cape Canaveral is one of the largest structures on earth by volume. This is living history, and it doesn't get old.

Beyond space, the outdoor life here is genuinely exceptional. Merritt Island National Wildlife Refuge and Black Point Wildlife Drive put you in the middle of one of the most biodiverse refuges on the East Coast — manatees, eagles, alligators, shorebirds. Turkey Creek Sanctuary in Palm Bay is a peaceful escape when you need it. Sebastian Inlet State Park to the south is a favorite for fishing, surfing, and camping. Paradise Beach is a low-key local gem for a beach day without the tourist crowds.

If your family leans more toward animals and kids, Brevard Zoo is a genuinely excellent regional zoo — not a tourist trap, a real community asset. And if you want something offbeat on a weekend, the Wizard of Oz Museum & Van Gogh experience and the Deseret Cattle & Citrus Rodeo Grounds remind you that Florida contains multitudes.

This is a place where you can be busy every weekend for a year and still have a list.

Using Your VA Loan Here

The VA loan limit for Brevard County is $832,750, which gives you real buying power in this market — especially with no down payment requirement and no PMI. For many military families, buying here makes more financial sense than renting, depending on how long your orders run and where the market sits when you arrive.

That said, VA loans have quirks — appraisal timelines, seller perception, and strategy all matter in a competitive market. I won't pretend one paragraph covers it. If you're seriously considering buying, let's talk through it with a local agent who knows how to make VA offers competitive in this area.
