Naval Base Point Loma – PCS Relocation Guide
San Diego, CA | Navy | Updated for 2026
Overview
Naval Base Point Loma sits on one of the most recognizable peninsulas on the West Coast, overlooking San Diego Bay and the Pacific Ocean. Operated under Navy Region Southwest, it's an active, operational installation that's home to submarine and surface forces, as well as a range of tenant commands. San Diego itself is one of the largest military communities in the country, which means the infrastructure around a PCS move here is well-developed — realtors who know VA loans, landlords used to military tenants, and neighbors who get it when the deployment schedule changes.
That said, "San Diego is expensive" is not a rumor. It's real, and your housing plan deserves honest eyes-open preparation before you sign anything.
BAH & What It Covers Here
Here are the 2026 BAH rates for San Diego County at selected ranks. These are your starting point for building a housing budget — not the finish line.
| Rank | With Dependents | Without Dependents |
|---|---|---|
| E-5 | $3,975/mo | $3,147/mo |
| E-6 | $4,404/mo | $3,387/mo |
| E-7 | $4,446/mo | $3,678/mo |
| O-3 | $4,518/mo | $4,248/mo |
| O-4 | $5,082/mo | $4,440/mo |
San Diego's BAH rates are among the higher ones in the country, and they need to be. The rental market here is competitive. Junior enlisted families will feel the squeeze most — your BAH can work, but it may require tradeoffs on space, location, or commute. The good news: buying with a VA loan can actually change the math in your favor, especially if you have a few years here. More on that below.
Where Families Live & Commute Times
Naval Base Point Loma is situated on the Point Loma peninsula, so most commutes involve navigating in from the south or east. Here's where military families commonly land and what the drive looks like:
- San Diego – 24 min / 7.8 mi — The broadest option with the most housing variety. Neighborhoods vary enormously in character and price, so research matters here.
- Coronado – 27 min / 13.9 mi — Across the bay via the iconic bridge. Beautiful, walkable, and popular with Navy families, though the rental market is tight.
- National City – 27 min / 14.2 mi — A more affordable entry point, closer to the bay, with a strong working-class community feel.
- Lincoln Acres – 29 min / 17.5 mi — A quieter, smaller community that often gets overlooked but offers reasonable proximity.
- Lemon Grove – 29 min / 17.7 mi — Suburban feel, generally more affordable than coastal areas, family-friendly neighborhoods.
- La Mesa – 29 min / 17.1 mi — Consistently popular with military families for its combination of schools, community feel, and relative affordability compared to the coast.

Schools
San Diego County has a wide range of public, charter, and private school options. Quality and fit vary by neighborhood, which is one more reason where you live matters beyond just the commute.

Things to Do & Area Life
San Diego doesn't let you sit inside for long. Once you get settled, this area will earn its reputation.
Get outside. Torrey Pines State Natural Reserve is a world-class coastal hiking experience — dramatic cliffs, ocean views, and trails that make a Saturday morning feel like a reward. Sunset Cliffs Natural Park delivers that same Pacific edge in a rawer, more dramatic setting. Annie's Canyon Trail offers a genuinely fun scramble through narrow sandstone slots — great for families with older kids who are ready for something a little adventurous. Cabrillo National Monument sits right there on Point Loma and gives you both tide pools and sweeping views of the bay and city. Mount Soledad Memorial Park carries weight as both a military memorial and a panoramic overlook worth visiting early in your tour.
Day-to-day green space. Balboa Park is the cultural and recreational anchor of the city — enormous, walkable, and full of museums, gardens, and performance spaces. Kate Sessions Memorial Park and Civita Park are both well-loved neighborhood spots for picnics, playgrounds, and just decompressing after a long week.
Local culture. The USS Midway Museum is a carrier-turned-museum moored downtown — genuinely impressive, and a meaningful first outing for military families new to San Diego. The Tijuana Cultural Center, just across the border, reflects the broader binational culture that gives this region a character unlike anywhere else in the country.
Using Your VA Loan Here
The 2026 VA loan limit for San Diego County is $1,077,550. That's a significant ceiling and reflects the reality of this market. A VA loan with no down payment, no PMI, and competitive rates is one of the most powerful tools you have here — and in a market like San Diego, it can make the difference between buying and sitting on the sidelines for years.
That said, the strategy around when to buy, where to buy, and how to structure your offer in this market is not one-size-fits-all. I won't pretend otherwise.
