PCS Guide: Joint Base Elmendorf-Richardson (JBER), Anchorage, AK

Overview

Joint Base Elmendorf-Richardson sits just north of Anchorage, Alaska — one of the most operationally significant installations in the entire Department of Defense. JBER is a joint-service installation combining what were once separate Air Force and Army posts, so you'll find a full range of tenant units, missions, and support services under one roof. Anchorage itself is a real city — not a remote outpost — with grocery stores, hospitals, restaurants, and a functioning economy. That said, Alaska is genuinely different from anywhere else you've been stationed, and the families who thrive here tend to lean into that rather than fight it. If your household is even a little bit outdoorsy, this assignment has a way of becoming one you'll talk about for the rest of your life.

BAH & What It Covers Here

Here's where things shake out for 2026 BAH rates at JBER. These are monthly figures:

RankWith DependentsWithout Dependents
E-5$2,874$2,157
E-6$2,892$2,169
E-7$3,045$2,283
O-3$3,360$2,643
O-4$3,789$3,051

Alaska BAH rates are set with the Anchorage market in mind, and they reflect the fact that housing here isn't cheap. Depending on your rank and family size, your BAH may cover most or all of a reasonable rent — but the gap between what BAH pays and what the market asks can vary a lot based on the neighborhood, home size, and whether you're renting or buying. For specifics on which areas give you the most buying power for your rate, reach out and I'll connect you with someone who works this market daily.

Where Families Live & Commute Times

Most JBER families settle somewhere between right-next-door Anchorage and the Mat-Su Valley communities to the north. Here's what the commute looks like from each area:

  • Anchorage — 11 miles, roughly 19 minutes. Closest option, most amenities, urban feel.
  • Knik River — 28.4 miles, about 31 minutes.
  • Gateway — 31.5 miles, about 34 minutes.
  • Wasilla — 36.3 miles, about 38 minutes. Popular with families who want more space and a suburban feel.
  • South Lakes — 34.4 miles, about 38 minutes.
  • North Lakes — 36.8 miles, about 41 minutes.

The Mat-Su Valley communities offer more square footage for the dollar and a different pace of life. Anchorage keeps you close to base and city services. Neither is wrong — it just depends on what your family prioritizes. Winter driving conditions matter here too, so factor that into your commute calculus. A 38-minute drive in July and a 38-minute drive in February are two different conversations.

Schools

Anchorage has a range of public and private school options serving military families at JBER. Rather than give you a snapshot that's already out of date by the time you read it, go straight to the source:

Filter by your kids' grade levels, read recent parent reviews, and use it as a starting point — then ask your sponsor or the school liaison office on base for ground-level perspective.

Things to Do & Area Life

This is where Alaska earns its reputation. JBER families have access to some of the most remarkable outdoor recreation in North America, and most of it is within a short drive of base.

On the trails: The Glen Alps / Flattop Trailhead is practically an Anchorage rite of passage — Flattop Mountain is one of the most-hiked peaks in the state, and on a clear day the views are worth every step. Mt. Baldy Trailhead and South Fork Valley Trailhead give you quieter options when you want more trail and fewer people. Virgin Creek Falls Trailhead is a solid family hike with a payoff at the end.

For the whole family: Chugach State Park — at nearly half a million acres — essentially serves as JBER's backyard. Eagle River Nature Center is a great starting point for families new to Alaska wilderness; the staff are knowledgeable and the trails are approachable. Kincaid Park covers over 1,400 acres on the west side of Anchorage and is a year-round destination — mountain biking and trail running in summer, cross-country skiing in winter.

Along the water: The Tony Knowles Coastal Trail runs along Cook Inlet and offers one of the more scenic urban trail experiences you'll find anywhere. If you're lucky with the tides and the season, Beluga Point delivers exactly what the name suggests — a genuine chance to spot beluga whales from a highway pullout. It never gets old.

Alaska rewards the curious. Give it a fair shot in every season and it'll give back.

Using Your VA Loan Here

The 2026 VA loan limit for Anchorage County is $1,249,125 — which means qualified buyers can finance well into that range with zero down, subject to lender approval and your entitlement status. That's meaningful in a market where housing costs reflect Alaska's geographic realities.

If you're considering buying versus renting, or you want to understand how your BAH interacts with a purchase, don't guess at it. The math is worth running with someone who knows both VA lending and the Anchorage market. Reach out and I'll point you in the right direction.
