PCS to Ellsworth AFB: A Practical Guide for Incoming Military Families

Overview

Ellsworth Air Force Base sits just outside Rapid City, South Dakota, in Pennington County — roughly 11 miles east of the city proper. It's home to the 28th Bomb Wing and sits in the northern High Plains, where the Badlands stretch east and the Black Hills rise to the west. If you've never been to this part of the country, be ready to be genuinely surprised. This isn't a sprawling metro assignment. It's wide-open skies, a tight military community, and some of the most dramatic scenery you'll find anywhere in the continental United States.

Rapid City is a mid-size city that functions well for a military family — solid shopping, a real downtown, good medical options, and a community that is used to and welcoming of the military. The cost of living is meaningfully lower than most coastal assignments, and that matters when you're stretching BAH.

BAH & What It Covers Here

Here are the 2026 BAH rates for Ellsworth's area (Pennington County). These are your housing dollars — plan around them.

RankWith DependentsWithout Dependents
E-5$1,986/mo$1,545/mo
E-6$2,211/mo$1,656/mo
E-7$2,307/mo$1,806/mo
O-3$2,475/mo$2,124/mo
O-4$2,691/mo$2,304/mo

The honest take: BAH in this market goes further than it would in a lot of assignments. That doesn't mean housing is cheap, but a family at the E-6 or E-7 level can realistically rent a decent home without coming out of pocket every month. Officers using the O-3 or O-4 rate have real buying power — especially if you're pairing BAH with a VA loan. More on that below.

Where Families Live & Commute Times

You've got good options spread across a reasonable radius. Here's where people actually land:

  • Box Elder — 4 minutes / 1.6 miles to base. Closest option, period. If a short commute is your top priority, this is it.
  • Ashland Heights — 11 minutes / 5.1 miles. A step further out, still very manageable.
  • Rapid Valley — 15 minutes / 8.7 miles. Popular with families who want a little more space.
  • Green Valley — 15 minutes / 9.7 miles. Similar commute to Rapid Valley, different neighborhood character.
  • Rapid City — 16 minutes / 11.6 miles. Best access to restaurants, shopping, and services. Most families don't find 16 minutes a burden, especially coming from larger metro assignments.
  • New Underwood — 16 minutes / 13.4 miles. More rural feel, worth a look if that suits your family's lifestyle.

For specific neighborhood recommendations, what's worth your time versus what to pass on, and where the current market stands — that's a conversation worth having with someone who knows this market day-to-day. I can connect you directly. More at the end of this guide.

Schools

South Dakota public schools fall under local district oversight, and the quality can vary by school and community. I'm not going to hand you invented ratings or school names I can't verify. Instead, go straight to the source:

Things to Do & Area Life

This is where Ellsworth surprises people. You are living next door to some genuinely spectacular country.

The Black Hills and Custer State Park are your backyard. Custer State Park has a visitor center, a wildlife loop road where bison roam freely, and the kind of scenery that stops you mid-sentence. Needles Highway is one of those drives you'll take every time you have visitors — it winds through granite spires and tunnels, including the famous Needles Eye Tunnel, a narrow passage carved right through solid rock. The Norbeck Overlook gives you a view that puts things in perspective fast.

For hikers and trail runners, the Cathedral Spires Trailhead and Little Elk Creek Trailhead offer solid options across different skill levels. These aren't theme-park trails — they're real backcountry experiences within a reasonable drive of base.

In Rapid City itself, The Outdoor Campus is a free, family-friendly facility focused on outdoor recreation and education — great for kids and worth knowing about. And if you want something quieter, the Chapel in the Hills is a peaceful, reflective spot modeled after a Norwegian stave church. Families find it worth the visit.

The overall vibe here: outdoor-first, unhurried, with a genuine appreciation for the land. If your family enjoys hiking, wildlife, road trips, and open space, this assignment will feel like a gift.

Using Your VA Loan Here

The 2026 VA loan limit for Pennington County is $832,750. That's meaningful ceiling — most families buying in this market will have significant room to work within that number using zero down.

If you've never used your VA loan benefit, or if it's been a few years, the rules and the market have both shifted.
